CONGRATULATIONS!!
Your offer to purchase your future home has been accepted!! This means you are only a couple of steps away from closing. Your Option Period “clock” is ticking!! What is the Option Period? You were just told that you are within an Option Period. During this Option Period (OP) you are allowed to hire a Licensed Home Inspector to determine the condition of the house. The Option Period is a specified number of days set forth in a real estate contract which allows you to terminate the contract for the reasons mentioned in the contract. This wonderful tool, the OP, creates the right for you to terminate the contract within a certain number of days for a specified price without risking your earnest money deposit. What the Option Period does and what is specifically involved? Simply, the Option Period provides security for you: the buyer. The number of days set forth for the option period is negotiable, but typically, anywhere between 1 and 10 days. During this time period, you will want to complete a General Home Inspection performed by a Licensed Home Inspector. If the inspection results in potential home repairs, the Option Period usually provides time for repair estimates to be obtained and any additional contract negotiations (due to needed repairs) finalized. You will then may decide to exercise your right to terminate if you are not satisfied with the condition of the property after receiving the inspection report. WHAT IS OUR PROMISE ? 1. Call us today and have your future home inspected at the date and time of your convenience. We are available 7 days a week. 2. You will receive top-rated home inspection reports within 24 hours. 3. Our home inspection reports include observations, pictures and recommendations that can be clearly interpreted by all the parties involved in your real estate transaction. 4. Our inspectors are insured with a General Liability coverage up to $1M per occurrence!! That is 10 times what is required by The State of Texas !! 5. We are fully adhered to one of the highest standards in the industry: The TREC’s Standard of Practice. 6. Our inspectors carry an electronic key (e-key) SUPRA to access your future property for the inspection. 7. You will have the peace of mind you need before the closing on your future home. |
